You have a tenant moving in next week. Or a property sale about to exchange. Or a council deadline looming. You need an EICR and you need it fast. The honest timeline is simpler than most people think. Same-day inspection. Digital certificate within 24 hours. Most jobs are start-to-finish inside 48 hours. This guide explains exactly what happens at each stage, what can slow things down, and how to get yours done faster.
How Long Does an EICR Take?
The EICR process has three stages: booking, inspection, and receiving the certificate. Total time from your first call to a certificate in your inbox is typically 24 to 48 hours.
The inspection itself takes between 1.5 and 6 hours depending on property size. The certificate is generated and emailed to you within 24 hours of the inspection completing, often the same day.
Same-day appointments are available for urgent situations. Most of our Liverpool, Wirral, St Helens, Warrington and Formby bookings are completed within 48 hours of the initial enquiry.
The Full EICR Timeline
Here is what happens at each stage of a typical EICR booking.
Takes under 5 minutes. A real person answers during business hours. You confirm your property type and postcode.
We confirm your fixed price before we attend. No surprise charges. Typically from £99 for standard properties.
Same-day or next-day appointments available. You choose a time that suits you.
A qualified NICEIC electrician attends and carries out the full inspection. Takes 1.5 to 6 hours.
Digital EICR certificate emailed within 24 hours. Often delivered the same day as the inspection.
How Long Does the Inspection Itself Take?
The length of the inspection depends on the size and complexity of the property. More circuits means more testing. Older wiring means more documentation.
These are indicative times. Victorian and Edwardian properties across Liverpool's inner areas often take longer due to more complex wiring. Properties with multiple consumer units, extensions or outbuildings add time. If access to any part of the installation is restricted, the inspection takes longer.
A proper EICR involves testing every circuit individually. Earth continuity, insulation resistance, polarity checks and RCD testing on every circuit in the property. If someone tells you they can do a full EICR on a 3 bed house in under 90 minutes, they are not carrying out the full test procedure. The time taken is a quality indicator.
How Quickly Can I Book an Appointment?
Same-day appointments are available if you call early in the day. Next-day appointments are available for most bookings received by 4pm the previous day. We cover Liverpool, Wirral, St Helens, Warrington and Formby with identical turnaround times across all five areas.
Urgent situations are handled daily. Tenant move-ins with tight deadlines. Property sales about to exchange. HMO licence applications with council deadlines. If you have a specific deadline, tell us when you book and we will do everything we can to meet it.
Weekend appointments are available for urgent work at no additional surcharge.
When Will I Get the Certificate?
Your digital EICR certificate is emailed within 24 hours of the inspection completing. In most cases it arrives the same day.
The certificate is a detailed document, typically 10 to 20 pages, covering:
- Every circuit tested with its individual result
- All observations found with their category code (C1, C2, C3 or FI)
- The overall determination of satisfactory or unsatisfactory
- Recommendations for any further work required
- The inspector's name, qualification and registration details
- The expiry date of the certificate
Paper copies are available on request but digital certificates are accepted by all UK letting agents, local councils, mortgage lenders and insurers. Having a digital copy means you can forward it to whoever needs it in seconds.
Can I Get an EICR Faster? Emergency EICR Service
For genuine emergencies we offer same-day inspection with same-day certificate delivery. This works for straightforward properties where the inspection can be completed within business hours and the certificate generated immediately afterwards.
Situations we handle on same-day turnaround:
- Tenant moving in tomorrow and letting agent requires certificate today
- Property exchange happening imminently and buyer or lender requests EICR
- Council inspection scheduled and existing certificate has lapsed
- HMO licence application with missing documentation
- Insurance claim requiring current electrical safety evidence
Same-day service works best when you call us in the morning. Morning bookings give us time to complete the inspection and generate the certificate before the end of the business day. If you are calling in the afternoon with an urgent deadline, tell us immediately and we will tell you honestly what we can achieve.
What Can Delay an EICR?
Most EICRs run to the expected timeline. A few specific factors can extend things.
Loft spaces, under-stairs cupboards, locked rooms or outbuildings that cannot be accessed on the day extend the inspection. In some cases a second visit is required.
Properties with multiple consumer units, sub-boards, solar installations or EV chargers add testing time. Large HMOs often cannot be completed in a single day.
If the inspection finds a serious fault part-way through, further investigation is sometimes needed before the final certificate can be issued. This is rare but does happen on older installations.
If the property has had recent electrical work, we may ask for existing certificates or test records. Having these ready speeds things up significantly.
EICR for Tenant Move-Ins: Typical Timeline
Landlord with a tenant moving in shortly? Here is the realistic timeline from first call to certificate in the tenant's hands.
Legally, you must provide a copy of the EICR to any new tenant before they move in. Our standard 24-hour turnaround means you can comfortably meet this requirement even with last-minute bookings. For detailed landlord obligations see our EICR requirements for Liverpool landlords guide.
EICR for Property Sales: Typical Timeline
Property sale in progress? EICRs are increasingly requested by mortgage lenders and buyers in 2026, particularly for older properties. The timeline fits comfortably within a typical conveyancing process.
- Before listing: Commission an EICR 1 to 2 weeks before listing the property. Any remedial work can be completed before viewings begin.
- During sale: If a buyer or lender requests an EICR during the sale, we can typically complete it within 48 hours of your call.
- Before exchange: For last-minute requests, same-day inspection and same-day certificate is achievable.
See our EICR when buying a house guide for the full picture on how EICRs fit into property transactions.
EICR for HMO Licence Applications: Typical Timeline
HMO licence applications and renewals require a current EICR as a mandatory condition. Liverpool City Council expects the certificate to be submitted with the application.
HMO inspections take longer than standard rental properties because more circuits, more rooms and more consumer units are typically involved. Plan for a full-day inspection on larger HMOs. The certificate is still delivered within 24 hours of completion.

How to Prepare for a Faster EICR
You can shave significant time off the inspection by preparing the property before we arrive.
Ensure access to every area of the property including the loft, understairs cupboard, consumer unit and any outbuildings. Clear access to sockets and switches by moving furniture if needed. Have any existing electrical certificates or test records ready. Make sure the property has mains power on at the time of the inspection.
Properties where access is restricted or consumer units are obstructed by cupboards and shelving take 25 to 50 percent longer to inspect. Preparation is the single biggest lever you have for faster turnaround.
What If Remedial Work Is Needed?
If the inspection identifies C1 or C2 faults, the property receives an unsatisfactory result. Remedial work must be completed within 28 days for rental properties. Here is how this affects the overall timeline.
We carry out all remedial work ourselves so you do not need to source a second electrician. Once remedial work is completed we issue written confirmation which you must pass to your tenant.
