A full house rewire is one of the biggest electrical jobs you can have done on a Liverpool property. This guide gives you our actual 2026 prices. It explains what changes them, and what a rewire quote does not cover. Every figure here is the same figure we quote at the survey.
How Much Does a House Rewire Cost in Liverpool?
A 2-bedroom house is £4,500, a 3-bedroom house is £5,000 and a 4-bedroom house is £5,500. These are fixed prices, not ranges. We agree the figure in writing at the free survey and it does not change on the invoice.
Every one of those prices includes a new 18th Edition consumer unit, all circuits, mains interconnected smoke alarms, a surge protection device and the full NICEIC certificate on completion day. Add spotlights, outdoor sockets or an EV charger circuit and the figure rises, so a lot of jobs land between £5,500 and £6,500 once people choose their extras. You see that number before you commit, not after.
Most rewire prices you will find for Liverpool are ranges, and a range only ever moves one way once the floorboards come up. A quote of £4,000 to £6,000 is not a £4,000 quote. Ask for a single number in writing before you agree to anything.
What Does a House Rewire Quote Not Include?
Making good, and almost nobody tells you. Every rewire quote you receive in Liverpool, ours included, covers the electrical work only. Chasing walls for cable leaves damage that needs plastering, and that is quoted separately by the plastering team we work with.
We are telling you because the other quotes have exactly the same gap and have not mentioned it. A quote that looks a few hundred pounds cheaper has the same plastering bill sitting behind it. Ask every electrician you speak to whether making good is included, and watch what happens. We will tell you at the survey roughly what your property is likely to need.
What Does a Partial Rewire Cost?
A single circuit is £450 to £650, one full floor is £1,800 to £2,600, a kitchen on its own is £1,200 to £1,800 and a consumer unit alone is £700. Very few Liverpool electricians publish these numbers, which makes partial work hard to budget for.
If the cable in your property is rubber or fabric covered, a partial rewire is money wasted. You will be back within a few years for the rest, and you will pay twice for the same floors coming up. We say that at the survey even when the full job is the harder sell.
What Affects the Cost of a Rewire in Liverpool?
The fixed price covers a standard specification. These are the things that move a property outside it, and we identify all of them at the survey rather than afterwards.
Number of circuits and socket points
Our standard specification gives every bedroom three double sockets. Most people add more once we walk the house together. Extra sockets are £80 each. Extra light switches are £60, spotlights £60 and under-cabinet LED strip £50 per metre. An electric shower circuit is £350. An EV charger circuit run at first fix is £400.
Age and condition of the existing installation
Old rubber or fabric-covered wiring takes longer to remove safely, because the cable is brittle. Victorian and Edwardian homes in Aigburth, Wavertree and Mossley Hill often still have their original wiring.
Type of construction
Solid walls need chasing into plaster to hide the cables. That is most Victorian and Edwardian terraces in Liverpool. It takes longer and makes more mess than a cavity wall, where cables often run through the void.
Access to floor and ceiling voids
Properties with suspended timber floors are generally quicker to rewire than those with solid concrete floors, where surface containment or significant chasing is needed to get cables where they have to go.
If you are having your property rewired as part of a kitchen extension or loft conversion, coordinate the electrical work with your builder from the outset. Running cables before walls and ceilings are closed off is significantly cheaper than chasing into finished surfaces after the build is complete.
What Should Be Included in a Rewire Quote?
A comprehensive rewire quote from a Liverpool electrician should include all of the following as standard. If any are missing from a quote you receive, ask about them specifically before proceeding.

How Long Does a House Rewire Take?
A 2-bedroom house takes 2 to 3 days, a 3-bedroom house 3 to 4 days and a 4-bedroom house 4 to 5 days. That is roughly half what most Liverpool electricians quote. We put a team on the house rather than sending one electrician to work through it room by room. An empty property is quicker again.
You can, but it is harder than most companies admit. There is no mains power at all from day one, which means no heating, no hot water, no cooker and no electric shower until the job is finished. We fit one temporary socket at the meter position so you can run an extension lead for a fridge, a lamp and phone charging. If you can stay with family for those few days, or the property is empty, you will be far more comfortable and the job runs faster.
Do I Need a Full Rewire or a Partial One?
Not every property needs a complete rewire. If an EICR identifies specific circuits that are unsafe, a partial rewire targeting those areas may be enough. If the property has original wiring throughout, or the installation is more than 25 to 30 years old with no update, a full rewire is nearly always the better long-term answer.
Be wary of any electrician who recommends a full rewire without inspecting the property first. An EICR from £99 is the sensible way to find out which you actually need.
Does a Rewired House Add Value?
Yes. In Liverpool's property market a rewired house with a current NICEIC certificate is a genuine selling point. Buyers increasingly ask for an electrical inspection before exchange. A failed EICR hands them room to knock more off the price than the rewire would have cost you. A documented, certified rewire removes that negotiation entirely.
